Classic Class – and plenty of glass – and just hit the market for $ 15 million.
Raymond C. and Mildred Kramer House in 32 E. 74th St., a wonderful modernist city designed by renowned Swiss-American architect William Lescase, is ready for buyers offering a chance to own one of the rarest city residues, the post has learned.
Designed in 1935 by Lescase, a pioneer of modernity in America, this house particularly stands in a neighborhood known for its graceful stones and classic premature buildings.
One of the only three houses designed by Lescase in Manhattan, displaying Wals with his signature bricks, frozen windows collected, a curved steel entry and a white facade of white mortar.
However, it has had a rock history in the market.
Previously it sold for $ 12 million in 2008, then changed her hands again in 2015 to $ 14.5 million. Since 2017, the property has also come to the market with the required prices ranging from $ 14.75 million to $ 20 million.
The current owner undertook a full -scale intestinal renovation, once turning the house with a single family into three -end duplex apartments, each boasting luxury conclusions, Air Central, Sonos Sound Systems and private space in nature.
That being said, much of the original interior of the modernist of the house has lost time.
Scott Tower, the nephew of the original owners, recalls how cut home was once, saying before, “there were integrated shelves, joining the armchairs in a variety of rooms. And the bathrooms were extraordinary, as there were mirrors from the floor to the ceiling.”
While the interior has been reimped with a mix of neoclassical and contemporary styles, the outside has carefully returned to the standards of the meeting storage commission, introducing that the modernist vision of signing the lescase remains intact.
The back facade, with its comprehensive asymmetric balcony and excess windows, is another feature of stay.
Including 7,000 square meters, the house is currently configured as three rental. It has never rented, but it offers endless opportunities, according to the list-as an investment property, a multi-generating residence or a large spread with a single family with eight bedrooms, seven bathrooms and numerous outdoor spaces.
Jacky Teplitzky, Joseph Chaplin and Barack Dunayer with Douglas Elliman hold the list.
“I think the best use of this house is actually turning it back into a house with a single family,” Teplitzky The Post told, explaining that the current state of property as a triple duplex has made it more difficult to sell over the years.
“There are many homes with a single family on the upper side of the birth, and there is a story behind it,” Teplitzky said, adding that the current owner has made the house for other family members.
The lower duplex contains two bedrooms and 2.5 bathrooms – and include a furnished Spanish courtyard. The middle duplex holds three bedrooms and three bathrooms, and has a bonus room. And the third duplex is made up of three bedrooms and 2.5 bathrooms with a landscape sun terrace and furnished from the kitchen.
“Almost almost like possessing part of art. Something where it cannot be repeated, ”said Teplitzky.
