‘Overurism’ has saturated Spain’s true laws, aiming at the rental housing crisis

MADRID – Spain withdrew a record 94 million tourists last year, making the European southern nation famous for its Mediterranean coastline, comprehensive landscapes and historic cities among the most visited places on Earth.

The growth of visitors has prompted complaints from time to time – by some Spaniards about â € œaverturism, â € with concerts regarding overcrowding, water use, and especially the availability and affordability of housing.

The Spanish government has begun to hear demands for more rules, especially about housing in Spain, where the rise in prices of houses and rents has become a major concern for voters.

Earlier this month, Spanish Prime Minister Pedro Sigchez introduced a 12-part plan to address the housing crisis, with measures aimed at bringing strict short-term leases-mainly taking care of tourists.

But this does not have the brakes in tourism, an industry that accounts for about 12% of its GDP.

Here’s what you need to know before planning a visit:

Is Spain limiting tourists?

No, but some cities have begun to regulate the property of tourism rental.

Malaga, a Andalusian port city on the southern coast of the Mediterranean of Spain, will ban the new property in 43 neighborhoods of the city where those rents exceed 8% of housing shares.

Politics came into force earlier this month and will be tested for three years.

Meanwhile, “Barcelona plans to close all 10,000 of its apartments licensed as short -term rent in the coming years to protect the supply of housing to full -time residents.

The Mediterranean city known for its beaches, art and surrealist architecture announced last year that it would not renew any new tourism apartments licenses after they expire in 2028.

Can tourists still book hotels and other accommodations?

Yes. Tourists can reserve hotel stays and short -term apartment style rents almost everywhere in Spain.

What are you making Spain take these measures?

Spain is in the throes of an increasing problem of housing affordability. Round rents are especially acute in cities like Barcelona and Madrid, where income has failed to continue, especially for young people.

Housing prices are also growing continuously, especially in cities and coastal areas.

Short -term contracts offered mainly to tourists are seen to increase rental costs for locals as well.

What else should visitors know before the book?

Visitors renting a car in Spain or book hotel stances will also have to submit more documents in a new law that requires hotel owners and car rental companies to send personal information to government because of national security.

Passport details, home addresses and payment information used by passengers over 14 are among the details to be collected.
